Virginia Beach gets new indoor pickleball hub with seven courts
Virginia Beach is adding its first dedicated indoor pickleball facility, with seven courts, open play and leagues aimed at year-round play.

Virginia Beach is about to get a pickleball space built for more than quick court reservations. Palace of Pickleball is opening in Timberlake Shopping Center at 4239 Holland Road, Suite 764, with seven premium indoor courts, a climate-controlled playing area, and a setup that is meant to feel like a destination rather than just another gym lease.
The business says it will be Virginia Beach’s first-ever dedicated indoor pickleball court facility. That matters in a market where players already have options, but not always the kind that solve the same set of problems. Outdoor play gets wiped out by weather. Public courts fill up fast. Newer players can feel out of place in open runs. Palace is leaning into those pain points with open play, leagues, tournaments and membership options that are available but not required, plus a party room for private and corporate events.
Owner Lisa Cardona said she comes from a family of entrepreneurs and that her father’s business philosophy shaped the way she approached the project. She said she fell in love with pickleball and saw a gap in the local scene: no dedicated indoor courts in the area. Cardona originally considered buying a franchise, but instead chose to build her own concept, one she describes as an immersive indoor pickleball experience with a coastal aesthetic.
The timing also fits the rhythm of the sport in Hampton Roads. Palace of Pickleball says it will have a soft opening at the end of April or beginning of May, followed by a grand opening, giving players another year-round option just as outdoor play becomes more dependent on weather. CBRE said the company leased 17,728 square feet at 4239 Holland Road, with an opening expected in 2026, and Visit Virginia Beach already lists the facility at 4239 Holland Road, Virginia Beach, VA 23452.
The new venue enters a crowded but still expanding local pickleball market. Pickleball Virginia Beach says it has 25 dedicated courts with another 25 being built, while the City of Virginia Beach runs a year-round adult pickleball double-ladder league at Bayside Recreation Center. The YMCA of South Hampton Roads also offers pickleball programs, and Pickleheads lists 11 indoor pickleball locations and 40 indoor courts in Virginia Beach.
Nationally, the sport keeps growing fast. The Sports & Fitness Industry Association says 19.8 million Americans played pickleball in 2024, and participation rose again to 24.3 million in 2025. Palace of Pickleball is stepping into that growth with a smaller footprint than the region’s big outdoor destinations, but with a sharper focus on indoor comfort, social play and a year-round experience that Virginia Beach players have not had before.
