A 2022-built estate at 515 Cloud Top Way closed March 18 for $9.5 million, the highest sale ever recorded in The Cliffs at Walnut Cove, just as the gated Arden community prepares to host Western North Carolina's first PGA TOUR event since 1942.

Premier Sotheby's International Realty announced the sale in a March 23 news release, confirming it broke the community's previous price record. The property had first come to market in the summer of 2024 with a list price of $13.8 million.

The contemporary residence spans roughly 7,300 to 7,400 square feet across multiple levels on a 2.46-acre lot, with six bedrooms and more than seven bathrooms. Interior appointments include a dedicated bar room, a professional-grade fitness center, an elevator, and geothermal HVAC. Outside, the home features an in-ground heated infinity pool, a spa with a cabana, a screened porch, and an attached three-car garage, all framed by long-range Blue Ridge views behind a privately gated driveway.

"This sale reflects continued demand for architecturally significant homes within established luxury communities like The Cliffs at Walnut Cove," said Mark Zilbert, a real estate adviser with Premier Sotheby's International Realty's Asheville office. "Inventory at this level remains limited, particularly for properties offering this combination of design, privacy and long-range views."

The Cliffs at Walnut Cove, which opened in 2005 around a Jack Nicklaus-designed 18-hole golf course, has dominated the upper end of Buncombe County's residential market: most of the county's highest residential sales in 2025 were recorded within the community. The $9.5 million closing reinforces that pattern at a moment when the neighborhood is drawing national attention.

The Buncombe County Tourism Development Authority estimated the incoming PGA TOUR event will generate $15 million to $30 million in annual direct spending in the county, according to a recent presentation on the event. Hotels, restaurants, and service vendors across the Asheville area stand to benefit during tournament weeks, with local analysts noting that record real-estate transactions at marquee communities can accelerate interest from high-income second-home buyers ahead of major sporting events.

The sale arrives at a telling intersection: a luxury market that local brokers describe as resilient despite modest softening in some regional segments during 2025, and a PGA TOUR spotlight about to train national eyes on one of western North Carolina's most exclusive gated communities for the first time in more than 80 years.
