Anna's $1.5 Billion Sherley Farms Community Selects Seven Builders for First Phase
Seven builders including Highland Homes and Perry Homes will break ground on 418 lots at Sherley Farms, a $1.5B wellness community built around a 65-acre organic farm in Anna.

Seven homebuilders broke ground last week on the first 418 lots of Sherley Farms, Tellus Group's $1.5 billion master-planned community east of State Highway 5 near downtown Anna, positioning the project as North Texas' first wellness-focused community centered around a working farm.
Sherley Farms will feature a curated group of builders offering homes in the first phase on 45- to 70-foot lots, bringing a diverse residential mix and consistent architectural quality. Builders in the initial phase include Bloomfield Homes, DRB Homes, Drees Custom Homes, Highland Homes, Homebound, Olivia Clarke Homes and Perry Homes. Estate lots are planned for future phases.
Sherley Farms is a transformative master-planned community with 3,000 homes approved, located just east of Highway 5 near downtown Anna, Texas, with the $1.5 billion project designed around holistic wellness, sustainability and community connection. The site spans more than 970 acres, with more than 150 acres set aside as open space.
The first phase packs in several major amenities beyond the lots themselves. Plans call for expansive green areas organized around a central green corridor, with a 65-acre working organic farm serving as the heart of the community. The initial phase will also include the first amenity center, complete with a resort-style pool, and the opening section of the Central Green, which is designed to ultimately connect the entire community through open space. On the northern side of the property, the agricultural component is intended to do more than provide scenery, with developers envisioning programming centered on wellness, outdoor activity and community engagement, connecting residents more directly with food production and nature. That means fresh produce, educational programming and community events tied directly to the land.
Infrastructure improvements are underway with mass grading complete and amenity development ramping up this fall. Lots are projected to be delivered in late 2026 with first model homes available spring 2027.
Connectivity to Anna's existing core is woven into the design. Extensive trail systems will link neighborhoods throughout the development while also connecting residents to downtown Anna and nearby amenities, reinforcing walkability and access beyond the community itself. The plan also includes a trail connection specifically to Geer Park, along with walkable neighborhood retail designed to support daily life.
The timing drops Sherley Farms into one of the fastest-growing cities in the country. Anna ranked sixth nationally among the fastest-growing cities, with its population increasing between 82% and 83% from 2020 to 2024.
Tellus Group chief operating officer Andre Ferrari described the project's core philosophy in a statement tied to the groundbreaking: "We wanted to create a community that functions differently. The farm, the trails and the walkable spaces are the framework that changes how people experience the neighborhood day to day and creates long-term value for residents and the city."
Anna Mayor Pro Tem Kevin Toten said Sherley Farms "is a meaningful investment in Anna's future, expanding our tax base, attracting new residents and driving long-term economic growth."
The project is anticipated to feature homebuilders who have previously worked on other Tellus Group developments, including the $3 billion Windsong Ranch community in Prosper, the 1,100-acre Meraki community in Forney, and the $1.45 billion Mosaic master-planned community near Frontier Parkway in Celina. With model homes not set to open until spring 2027, prospective buyers have time to watch the farm take shape before the first for-sale signs go up.
