TYLER’S to Open 16,653-Square-Foot Store as Firefly Park's First Tenant

Wilks Development announced that Texas sportswear retailer TYLER’S signed a lease for 16,653 square feet on the ground floor of Aurora, the 18-story residential tower anchoring phase one of Firefly Park in Frisco. The company said the store will open in fall 2027 and will be the development’s first retail tenant, marking TYLER’S ninth location in Texas.

The lease was revealed on Feb. 12, 2026, and Wilks identified Kobalt Investment Company as its representative in the transaction. Wilks and leasing materials state that the 16,653-square-foot footprint equals approximately 13 percent of the project’s phase-one retail allotment, which Wilks has specified as about 123,000 square feet; a simple calculation of 16,653 divided by 123,000 equals roughly 13.5 percent, illustrating the store’s anchor-scale role within the initial retail mix.

Phase one at Firefly Park is planned to include 420 residential units and roughly 175,000 square feet of office space in addition to the retail component, with a hotel element also on the books. Local reporting names Dream Hotel as a planned hospitality partner for the site. Wilks materials and community descriptions emphasize park features for the master plan, including lakes, trails, an art walk and a playground, and place the site near U.S. 380 and the Dallas Parkway in Frisco.

Wilks Development President and CEO Kyle Wilks framed the tenant match with the project vision, saying, “TYLER'S is a natural fit for Firefly Park and the experience we're creating. Their energy and authenticity align with our vision for a highly walkable, nature-forward destination in Frisco's evolving urban landscape.” TYLER’S owner Dale Grimes added that the development’s family-oriented design influenced the decision to locate there, saying, “Firefly Park reflects exactly what we look for when opening a TYLER’S in a new community. It is a thoughtfully planned, family-oriented space built around connection and shared experiences, backed by a team whose values align with our own. Firefly Park creates a natural gathering place where we can show up as more than just a retail store and contribute to the local community. We are excited to be part of a destination that truly feels close to home.”

Wilks has described Firefly Park as a mixed-use, community-focused environment; the developer’s release lists the master-plan at 217 acres. Local coverage by Star Local Media offers a larger footprint figure of 230 acres and presents expanded estimates for the broader vision, including 3 million square feet of office, 2,200 luxury residential units, a 200-room luxury hotel, and a 40-acre greenbelt. Those larger figures appear in Star Local’s reporting and exceed the acreage and totals in Wilks’ release.

Developers say leasing will continue and additional retail tenants will be announced in the coming weeks as Firefly Park moves toward its phase-one opening in fall 2027. The Aurora ground-floor lease positions TYLER’S as a prominent local anchor as Frisco expands retail and residential supply along U.S. 380 and the Dallas Parkway corridor.
