Uncle Julio’s permanently closes Frisco location after lease issues

Uncle Julio’s has permanently closed its Frisco restaurant after unresolved lease-related issues, ending a run that began in April 2024 and adding another empty space to one of Collin County’s most active dining corridors.

The company said the Frisco location officially closed on May 14 after patrons noticed signs on the doors announcing the shutdown. Community Impact reported the restaurant had closed a day earlier, on May 13, and said the voicemail at the location cited “lease related circumstances.” Whatever the exact final day, the message was the same: the site could not be kept open.

Uncle Julio’s said it explored options to remain at the Frisco site before making the decision to close. In a later announcement, the brand said it remained “deeply appreciative” of the loyal guests who supported the restaurant and said it continued to invest in its restaurants and guest experience across North Texas and beyond. That language points to a business and real-estate dispute, not a lack of demand from diners.

The Frisco location also had a local role beyond serving fajitas and margaritas. The Frisco Enterprise reported that the restaurant supported local schools and community groups, a reminder that suburban restaurants often function as more than storefronts in a shopping center. They become sponsors, donors and familiar gathering places, which makes a closure like this land as both a commercial loss and a community one.

For Frisco, the exit fits a broader pattern of churn in a fast-growing market where new concepts arrive quickly and leases can be unforgiving. Even a recognizable brand can be vulnerable if the property arrangement breaks down. The closure leaves another business space to be filled and another test for landlords, tenants and shoppers in a city that keeps adding rooftops and retail.

Uncle Julio’s said all Frisco loyalty members will receive a complimentary fajitas-for-one offer redeemable at participating nearby Dallas-Fort Worth locations. The company said its Allen restaurant is the closest location serving North Frisco, giving regulars a nearby alternative even as the Frisco site goes dark.
