RidgeGate residents have long had to drive well outside their planned community for a full-service grocery store. That gap starts closing this year: Regency Centers has broken ground on Lone Tree Village, a roughly 158,000-square-foot open-air shopping center anchored by a 123,000-square-foot King Soopers Marketplace and fuel center, on a 17-acre site between RidgeGate Parkway's eastbound and westbound lanes on the east side of Interstate 25.

King Soopers will host a formal groundbreaking ceremony at the site on April 10 at 10:30 a.m. The grocer and the center's additional retailers are projected to open in 2027.

Regency Centers closed on the land on February 5, 2026, following Lone Tree City Council's approval of the development plan last year. Beyond the grocery anchor, the project includes approximately 31,000 square feet of shop space across multiple buildings, six stand-alone commercial buildings, and a prominent outparcel opportunity. The merchandising mix is expected to emphasize everyday convenience, health and wellness, dining, and service providers.

The center is designed with a pedestrian-oriented, main-street feel along Rhapsody Road at the heart of RidgeGate's Couplet District, with walkways, bike connections, outdoor gathering areas, and a signature plaza for events and informal gatherings. The project is targeting LEED Silver certification and includes plans for EV charging infrastructure.

Abe Pacetti, senior vice president of investments at Regency Centers, put the project's purpose directly: "This project fills a critical grocery and daily-needs gap while creating a walkable neighborhood destination designed to serve Lone Tree for decades."

Mayor Marissa Harmon tied the groundbreaking to the city's growth ambitions. "This project brings a new King Soopers and a center of new businesses to our city, reflecting the kind of long-term private investment that helps build a complete, connected community," she said. "Regency Centers is investing not just in a site, but in the future vitality of Lone Tree."

Jessica Trowbridge, head of public affairs at King Soopers, cited grocery access and employment as the store's twin contributions to Douglas County. "This store allows us to expand access to fresh, affordable and delicious food through a convenient one-stop shopping experience," Trowbridge said. "We look forward to serving our neighbors, creating new jobs and further strengthening our connection to the community."

Keith Simon, executive vice president at Coventry Development Corp., the master developer of RidgeGate, called Lone Tree Village an essential component of RidgeGate's long-term vision for the community.
