Twelve new Forsyth County communities will sit on the route for the 2026 Atlanta Parade of Homes, giving buyers a close look at what new construction still looks like in one of metro Atlanta’s most in-demand counties.
The free, self-guided tour runs April 18-19, April 25-26 and May 2-3, and organizers say it is the largest annual spring showcase of new homes in metro Atlanta. This year’s parade includes 25 builders and more than 150 homes across 24 cities and 20 counties, with select builders offering door prizes, giveaways and other incentives to pull visitors through model homes and neighborhoods.
For Forsyth County, the showcase is more than a marketing event. It is a snapshot of the price points and housing types that are still getting built in a county known for tax rates among the lowest in metro Atlanta, an award-winning parks and recreation system, and nationally recognized schools and teachers. The mix of townhomes and single-family homes matters because it shows where builders believe demand still exists, and where would-be buyers may still be able to get a foothold.
That is the central question for families watching Forsyth’s growth: do these new neighborhoods help relieve pressure by adding supply, or do they deepen the strains residents already feel around affordability, traffic and school capacity? In a county where schools, parks and low taxes are part of the sales pitch, every new subdivision also brings a fresh wave of cars, students and service demands.
The Parade of Homes has been running for more than 60 years under the Greater Atlanta Home Builders Association, a trade group founded in 1945. The group says the event is designed for prospective homebuyers, real estate agents, interior design influencers and others looking for inspiration, and consumers can use the ATLHomesParade app or website to view a plotted map of homes.
In Cumming and across Forsyth, the featured communities place the county squarely in the middle of metro Atlanta’s housing growth debate. For buyers, the parade offers a rare side-by-side look at what is being built now. For the county, it is another sign that demand remains strong, and that the pressure on roads, classrooms and household budgets is not easing anytime soon.
