Regional Study Advances Forsyth Proposal for Massive Mixed Use Complex
The Atlanta Regional Commission completed its Development of Regional Impact review of a proposed project called The Gathering on December 24, 2025, sending the study and recommendation to the Forsyth County Board of Commissioners. The DRI review offered a regional analysis of traffic, utilities and environmental impacts and returned a recommendation that provides local officials with study results and implications. The completion of this stage moves the proposal to the Forsyth County Board of Commissioners for the next steps in the local approval process.
Developers envision an extensive development containing an arena, hotels, retail, dining and residential components. Developer descriptions have referenced an arena of up to 18,000 seats, and at times ambitions tied to a major league caliber venue have been mentioned. The scale and mix of uses make the project a regional proposition, with potential effects that extend beyond county lines into transportation networks, utility systems and environmental management.

For Forsyth County residents the DRI report frames what will be evaluated during public hearings and commissioner deliberations. Traffic patterns near the site, capacity in water and sewer infrastructure, stormwater and environmental protections, and the fiscal implications for county services and schools are among the main considerations that the regional review targeted.
