Toll Brothers said the last available home is the Rosewater Chateau, and it is move-in ready, meaning buyers can take possession now rather than wait for another build cycle.

The finish line at Sterling Pointe is notable because the community was marketed as a 64-home project with six flexible floor plans, homes priced from $1.16 million, and a model home open daily at 2515 Wilton Court in Cumming. The plans ranged from 3,415 to 4,731 square feet, with five bedrooms, four to 5.5 baths and three-car garages, putting the community squarely in the luxury segment of the Forsyth market.

Sterling Pointe was also promoted with future resort-style amenities that included a cabana, swimming pool, playground and grill station. That package, paired with its location in Cumming and its tie to Forsyth County Schools, has given the development a clear appeal to buyers looking for a new single-family home in south Forsyth without giving up access to the county’s public school system.

The school context is part of why this last listing matters beyond one subdivision. Forsyth County Schools says the district serves more than 54,000 students across 42 schools, and enrollment has grown 40% over the past decade. In a county where school capacity and road congestion already shape housing debates, a nearly sold-out luxury community shows that demand has not eased at the top end of the market.

The broader numbers help explain the pressure. The U.S. Census Bureau estimated Forsyth County’s population at 280,096 in 2024, up 11.5% from April 1, 2020. County officials have responded with tighter controls. Forsyth County adopted a residential application moratorium on May 15, 2025, later extended to June 2, 2026, after the Forsyth County Board of Education asked the county and the City of Cumming to take effective measures to reduce or eliminate high-density residential development. Against that backdrop, Sterling Pointe’s last home is more than a sales milestone. It is another reminder that premium housing in and around Cumming can still disappear quickly, even as the county tries to slow the pace of growth.
