Jimmy Pardini is betting that north Fresno can still absorb another premium dining draw, and he is doing it with a sandwich shop built to feel closer to a small Italian cafe than a standard sub counter. Strada, his fourth restaurant concept, will open Tuesday, April 28, in the Park Crossing shopping center on Friant Road, next to Annesso Pizzeria and within one of the city’s busiest retail corridors.

That location matters. Park Crossing’s new 12,000-square-foot building was designed for a mix of stores and restaurants, and the center is already anchored by Trader Joe’s and surrounded by names that draw steady traffic, including Butterfish, Figaro’s Mexican Grill, The Habit Burger and Houston Tx Hot Chicken. Noble Credit Union has also leased a 3,226-square-foot branch at 8492 N. Friant Avenue in the same expansion, a sign that the area is still adding commercial density instead of just shifting it around.

Strada’s concept is what separates it from the usual sandwich shop. The sandwiches will be built on focaccia baked in house every day, with an oven on the line, and menu items will use Italian ingredients such as fresh mozzarella spread and Tuscan salami. Pardini has said the shop will serve lunch and dinner and will use a counter-service model with a takeout window, aiming for speed without giving up the kind of detail that has made his name carry weight in Fresno.

The 2,600-square-foot space will include indoor and patio seating, which makes Strada more than a grab-and-go stop. Pardini also plans a beverage program once the liquor license is finalized, with beer and wine, plus Italian and California wines, spritz drinks and bubbly wines. The name itself points to the idea behind the menu: Strada means road in Italian, a nod to street-food style eating shaped by Pardini’s time in Italy.

Pardini arrives with a built-in customer base after The Annex Kitchen, Annesso Pizzeria and Willow Osteria, which opened before Strada. That track record is part of the business story here. In a restaurant market that has seen plenty of turnover, a recognizable operator opening a new concept in a high-traffic north Fresno shopping center suggests confidence that diners are still willing to trade up for a local name they trust.

The response online has already been enthusiastic, with local commenters pointing to favorite Pardini dishes and praising Willow Osteria. For Fresno’s food scene, that kind of recognition gives Strada a better starting position than the average new opening, and north Fresno now has another sign that restaurant demand is still moving toward concepts with brand identity, not just convenient sandwiches.
