Goochland County Sees New Lease, Land Purchase in Latest Commercial Activity
Carter Brothers Services leased space on Granite Ridge Road and Shift Realty paid nearly $500K for land off Pony Farm Road, adding to a string of Goochland deals.

Carter Brothers Services moved into 2,500 square feet at 2412 Granite Ridge Road, Units 2 and 3, in Goochland, while Shift Realty closed on a nearly half-million-dollar land buy nearby, according to the latest commercial transaction data from the Richmond region.
Shift Realty purchased 2.76 acres at 1468 Pony Farm Road for $496,800, acquiring the parcel from I-64 Industrial Park LLC. Michael Mayhew and Ben Bruni represented the seller, and Ryan Fanelli represented the buyer.
On the leasing side, Carter Brothers Services signed for 2,500 square feet at 2412 Granite Ridge Road, with Colton Konvicka representing the tenant. Cover Care also leased 2,400 square feet at 12927 Plaza Drive in Goochland, with Gregg Beck representing the landlord.
The Pony Farm Road corridor has seen repeated activity. In February 2026, BJ's Hauling purchased 3 acres at 1468 Pony Farm Road for $579,600 and F&M Family Properties bought 4 acres at the same address for $649,800, both from I-64 Industrial Park, with Michael Mayhew and Ben Bruni representing the seller in each deal. Shift Realty's purchase of an adjacent parcel at the same address marks the third transaction at that industrial site in under two months.
The smaller-scale leasing activity fits a pattern of steady, incremental occupancy across Goochland's industrial corridors, running parallel to larger-scale development underway elsewhere in the county. Construction has begun on West Creek Commerce Center, a 221,000-square-foot industrial facility at 12839 West Creek Parkway in eastern Goochland. Pharmaceutical giant Eli Lilly and Co. also announced plans to invest $5 billion to build a manufacturing facility in West Creek Business Park, a project that has drawn intensified attention to the county's commercial real estate market broadly.

The Granite Ridge Road and Plaza Drive leases, modest in square footage, reflect the kind of ground-level business activity that fills out Goochland's existing inventory while larger projects take shape around it.
