Guilford County Unveils 2026 Reappraisal Schedule, Property Value Changes Expected
Guilford County will mail residential reappraisal notices mid-February; commercial notices follow mid-March and appeals are due May 15, 2026 at 5 p.m. EST.

Starting mid-February, Guilford County will begin mailing residential reappraisal notices as part of its 2026 county-wide reassessment, with commercial notices scheduled for mid-March and an appeals deadline set for May 15, 2026 at 5 p.m. EST. The county says the online appeal portal and a PDF appeal form will open when values are published online and mailed.
County appraisers will conduct the reappraisal in-house using county maps, aerial photography, street-level images, sales analysis, field visits, comparable sales and other methods to assign assessed values at current market value under North Carolina law. The Board of Commissioners process on the county record shows acceptance of the 2026 Schedule of Values, Standards and Rules on September 4, 2025, a public hearing on October 2, 2025, and formal adoption on October 16, 2025 under Legistar file 2025-370; the file lists Ben Chavis as sponsor and notes no additional county funds required.
The Tax Department and Tax Director Ben Chavis make the appeals timeline clear. As Ben Chavis put it, “The value of your property is one component of the final tax bill you pay, which is based on the budget and the adopted tax rate. Property owners who disagree with their assessed value may appeal their value from the date of the notice until May 15, 2026.” One news report included an earlier May 1 date; county materials and the quoted director specify May 15 at 5 p.m. EST as the authoritative cutoff.
Public education sessions were offered across the county ahead of mailed notices. An informational session was held Tuesday, February 10 at the NC Cooperative Extension office on Burlington Road, and the county promoted a final session Monday, February 16, 6–7 p.m., at NC Cooperative Extension Guilford Center, 3309 Burlington Rd., Greensboro. The Guilford County Government Facebook post invited neighbors: “Want to learn more about the 2026 Tax Reappraisal? Join us Monday, Feb. 16 for our final tax Reappraisal Education Session. Learn about the impact of taxes on the county budget, how the tax reappraisal process works, if you qualify for a tax exemption, and how to make an appeal. Monday, Feb. 16 6-7 p.m. NC Coop. Ext. Guilford Center, 3309 Burlington Rd. Greensboro. While we are unable to discuss property tax rates or individual property valuation at our in-person sessions, we are happy to talk through any other questions you might have during the engagement portion.”

The county’s online resources list a suite of tools and forms homeowners can use once values publish: the Parcel Verify Tool and Parcel Review Tools (search screen with green background and three choices: parcel number, owner name or parcel address and a formatting guide), Property Sale Review Tool, Real Estate Appraisal Listing System, 2026 Elderly Exclusion Brochure, Power of Attorney Form, and a Board of Equalization and Review Appeal Brochure. Exemptions exist for seniors, disabled residents and veterans with income thresholds and varying discounts; county guidance and reporting note some programs offer percentage discounts while others provide flat amounts.
Consumer guidance from neighborhood sources emphasized attention to the mailed notice and the informational nature of meetings. As one local advisory put it, “If you own property in Guilford County, a very important piece of mail is coming your way in early 2026. It’s not junk. It’s not optional. It’s your property tax reappraisal notice, and it has real financial consequences.” The advisory added, “These meetings are informational only. You won’t receive your specific value there.
