The fourth generation of Deeb Companies is putting finishing touches on The Villas at Seven Hills, a gated 55-plus community on Mariner Boulevard in Spring Hill set to wrap its first construction phase by the end of April 2026.

The developer announced the milestone roughly nine months after breaking ground on the site in mid-2025, marking a significant step for the Spring Hill-based project. The complex sits immediately adjacent to the Hernando County YMCA, a proximity the company built directly into the lease terms: every tenant receives a complimentary YMCA membership alongside water, trash pickup, expanded cable TV and high-speed internet. Renters carry only their electric bills.

The units follow a duplex format Deeb Companies refined through an earlier project in Pasco County, where each villa functions as an end unit with windows on three sides to maximize natural light. At Seven Hills, that design carries forward alongside concrete wall construction the company says eliminates noise transfer between neighbors. Attached garages, impact-resistant windows and doors, and generous closet space complete the single-story floorplans, all behind a camera-secured gated entrance.

Deeb Companies has operated in Florida since 1932, when the current principal's grandfather founded the business. Now in its fourth generation of family leadership, the company has completed more than 10,000 residential projects across the region. "I've never lived in an apartment, so I cannot appreciate what they experience," Deeb said of his design approach. "So by talking to them and having a back-and-forth discussion with them, I find what it is like to live there and what makes them more comfortable."

For Hernando County, the Seven Hills project arrives as demand for low-maintenance, single-story senior housing continues to outpace available inventory. The Seven Hills area already draws retirees to its concentration of shopping, medical services and recreation options in southern Hernando County, and the new community adds a modern construction option with storm-rated building components that meet current code requirements.
