Hayden Lake Marina seeks 32 new slips in October IDL application
An October application to the Idaho Department of Lands by Southern Marinas Hayden Lake, LLC seeks to remove and replace docks at Hayden Lake Marina and add 32 new boat slips.

An application filed in October with the Idaho Department of Lands seeks to remove and replace the existing docks at Hayden Lake Marina with a new configuration that would include 32 new slips, according to documents obtained by The Press. The filing lists Southern Marinas Hayden Lake, LLC as the applicant; Southern Marinas originally acquired Hayden Lake Marina in 2021.
The application describes a package of infrastructure upgrades to accompany the new dock layout. Improvements listed include modernization of dock infrastructure, updated electrical service, energy-efficient lighting and a new, publicly accessible pump-out facility. The documents do not disclose an estimated cost for the work.
The applicant framed the project as a response to larger boats and rising demand, writing, "The primary purpose of this project is to modernize and expand the Hayden Lake Marina docks to meet current industry standards for boat sizes, which now average 24 to 26 feet." The application further states the marina "currently maintains a 'substantial' waitlist for vessels of this size," asserting that the expansion would help "allow recreational boaters safe and equitable access to the lake."
Hayden Lake Marina currently lists 216 wet slips available for docking, a baseline figure set out in the application materials. The proposal is described as removing and replacing existing docks rather than an isolated add-on, but the filings do not specify whether the 32 slips represent a net increase beyond the current 216 or a reconfiguration that replaces some existing capacity.
Some nearby residents told reporters they reacted positively to the plan. Andrea Zinnecker, identified in the coverage as a waitlist holder, said, "As an interested party who has been on the waitlist for several years and a North Idaho resident, I believe this project will be of great benefit to the lake and local community." Coverage summarized broader neighborhood sentiment as "generally positive" in response to the application.

Regulatory history noted in the documents shows the marina operates under existing IDL encroachment permits and prior authorizations for shoreline structures from the U.S. Army Corps of Engineers. The application documents indicate the marina has no history of violations under either authorization, according to the materials obtained by The Press.
Project timing remains uncertain. Coeur d’Alene Press quoted the coverage line, "The Hayden Lake Marina could see a complete overhaul as soon as this fall." The application itself was filed in October, and the Press-obtained documents state that approval from regulatory agencies is required before construction can begin. The filings do not include a permit number, public comment deadlines, an environmental review status, or a disclosed construction budget.
Local reporting on the application was carried by KREM and Coeur d’Alene Press, with a KREM Facebook post duplicating the KREM headline; the core facts and applicant quotes appear in both outlets based on documents obtained by The Press.
