Two Programs, One Return
New Mexico's property tax relief for older and lower-income homeowners runs through two parallel tracks. The first is the statewide Property Tax Rebate for Persons 65 or Older, which rebates a portion of property tax paid on your principal residence, up to a maximum of $250 for single filers or $125 for married taxpayers filing separately. The second is the county-specific Low-Income Taxpayer Property Tax Rebate, a program that the Los Alamos County Council extended through 2028 with an ordinance adopted in January 2025. The income ceiling is a modified gross income of $24,000 or lower, with the percentage of relief calculated on a sliding scale. The property must be subject to property tax, and only your principal residence qualifies; the five-acre surrounding land limit applies here as well.
The Sliding Scale: Your Potential Rebate
The county rebate is not a flat credit. It pays back a percentage of your actual property tax bill, with that percentage dropping as income rises. The full scale from the County Council's ordinance:

Los Alamos County homeowners pay an average of $2,442 in annual property taxes on median home values of $412,700, according to property tax analysis firm Abode Money, which puts the effective rate at 0.59 percent. At 35 percent, even the lowest rebate bracket would yield roughly $854 against that average bill, but the $350 hard cap applies universally.
How to Claim: Step-by-Step
1. Confirm residency and presence. You must be a New Mexico resident who spent more than six months of the tax year in the state.
Only your principal residence qualifies; surrounding land may not exceed five acres.
2. Check your modified gross income. For the 65+ state rebate, Los Alamos County residents must fall below $24,000 in modified gross income for the prior tax year.
The same $24,000 ceiling applies to the county low-income rebate. Your modified gross income appears on your prior-year New Mexico personal income tax return.
3. Gather your property tax records. Pull your property tax bill showing what you actually paid during the tax year.
This figure is the basis for calculating both rebates.
