Property owners with unpaid 2025 Bernalillo County tax balances have until April 10 to pay the second installment before the account goes delinquent. After May 10, state law triggers a 1% penalty on the unpaid amount for each month the payment remains late, with a minimum charge of $5 and a cap of 5% of the total taxes owed. In-person payments are accepted at the Bernalillo County Treasurer's Office at 415 Silver Avenue SW, First Floor, in Albuquerque, where staff take cash, personal or cashier's checks, money orders, and debit or credit cards. New Mexico state law, under statute 7-38-47, makes property taxes the personal legal obligation of the owner regardless of whether a bill was received. The county will not mail a second notice for the spring installment, meaning anyone who did not receive or misplaced their November bill is still on the hook.

For Rio Rancho and Sandoval County residents who own rental property, a commercial space, or a second home in Albuquerque or anywhere in Bernalillo County, the April 10 deadline applies to those accounts equally. Balances, exemption status, and mailing address accuracy can all be verified through the online portal before the deadline.

Qualifying property owners who have not yet applied for available exemptions should note that the Head of Family exemption reduces taxable value by $2,000, while eligible veterans can claim a $4,000 reduction. Veterans rated 100% disabled may qualify for a full property tax waiver. Exemption applications are handled through the Bernalillo County Assessor's Office, reachable at (505) 222-3700, at the same 415 Silver Avenue SW address.
