Amazon proposed a $1 billion hub in Holbrook and filed a traffic study with the Town of Islip as part of its application process, putting one of Suffolk County’s biggest business proposals into a local review that will turn on roads, zoning and taxes. The plan has already raised the core questions that usually follow a warehouse-scale project in western Suffolk: how many jobs it brings, what kind of traffic it adds and how much public support the company expects.

The project would sit on a 140-acre Holbrook site that Amazon would buy from Indianapolis-based Scannell Properties. Descriptions of the plan put the complex at roughly 4 million square feet, with one filing summary describing it as a 4.2 million-square-foot logistics complex. The facility would feature advanced robotics and is expected to create 1,000 full-time jobs.

That scale makes the proposal more than a single building deal. It would require rezoning and a tax package, which means the Town of Islip and Suffolk officials will be weighing whether the promise of a larger tax base and new payroll outweighs the strain on nearby roads, trucks, stormwater systems and daily neighborhood life. In Holbrook, where commercial development sits close to residential streets and major traffic corridors, those details matter as much as the headline number.

The debate around Amazon’s plan also fits a familiar Suffolk pattern. Large corporate projects often draw the strongest reaction not from the size of the investment itself, but from the visible effects that come with it: truck traffic at peak hours, noise from loading activity, changes in hours of operation and pressure on local infrastructure. Residents and officials are likely to focus on whether the hub functions as a clean economic-development win or as a major land-use fight that changes the character of the area.

For Holbrook and the broader western Suffolk region, the decision will come down to whether the promised jobs and private investment justify the public concessions that usually accompany a project of this scale. A $1 billion Amazon hub can reshape a tax base; it can also reshape the traffic map, and in Suffolk County those two outcomes are rarely separated for long.
