East Buffalo Township to hear 44 MRKT zoning variance request May 27

44 MRKT, LLC is asking East Buffalo Township for zoning relief tied to 130 S. 13th St. in Lewisburg, and the request goes before the township’s Zoning Hearing Board at 6 p.m. Wednesday, May 27, at the East Buffalo Township Municipal Building, 589 Fairground Road.

The township notice says the company wants two variances from the zoning ordinance: one from Section 405.4.a.3.b, which governs side-yard setbacks, and another from Section 405.4.a.2, the minimum lot-width requirement. The parcel sits in the R-2 Medium Density Residential Zoning District and is identified as Tax Map #002-034-020.00000.

In plain terms, the hearing could shape how any future project on the site sits on the lot and how much room it has to the side property lines. A lot-width variance can also affect whether the parcel can be reconfigured or built out as proposed under township rules. For nearby property owners along 13th Street, Adams Avenue and the surrounding Linntown area, those details matter because they can influence the scale of a structure, the spacing between buildings, and how a site fits into an already tight neighborhood block.

This is not the first time 44 MRKT has sought zoning relief for the property. Earlier township notices this year showed the company pursuing three variances for the same address, including front-yard setback, lot width and corner-lot restriction relief. The newer filing narrows the request to side-yard setbacks and minimum lot width, suggesting the proposal has been adjusted as it moved through township review.

Planning Commission minutes from Feb. 18 and March 18 also show a related lot consolidation and subdivision plan for the site. Those records say the property borders Adams Avenue on the south side and 12th Street in back. The February plan proposed combining lots 5, 6, 13 and 14, along with parts of lots 7 and 15, into one Lot 1 of 0.775 acres. The March version described a revised layout creating a single Lot 1 of 31,250 square feet, or 0.717 acres, with reference to existing Lot 16 and a 75-foot front width in the revised materials.
