Several Valencia County municipal bodies met or convened agendas this week to consider subdivision plats, zoning changes, school financing and leadership appointments, items with direct implications for development, municipal services and local budgets.

On Jan. 8 the Belen City Council and Planning and Zoning Commission held a subdivision workshop in the council chambers at Belen City Hall, 100 S. Also on Jan. 8 the Rio Communities Planning and Zoning Commission met at city hall, 360 Rio Communities Blvd., and took up a public hearing on replating lots 3 and 4 at Tierra Del Sur. The commission also considered a conditional use permit for a Bible institute proposed at 382 Rio Communities Blvd. Replating can change property lines and easements for nearby homeowners, and conditional use decisions shape how institutional activity sits within residential neighborhoods, including hours, parking and traffic impacts.

Today, Jan. 12, the Belen Planning and Zoning Commission is meeting in a workshop session at 4:30 p.m. in the Belen council chambers for a discussion of the zoning ordinance. Zoning ordinance revisions can rewrite what types of development are permitted where, and community members should expect conversations about residential densities, setbacks or mixed-use allowances.

Also tonight the School of Dreams Academy Governing Council meets at 6 p.m. at the school, 906 Juan Perea Road in Los Lunas. The agenda includes consideration of an increase to the lease-purchase agreement between School of Dreams Academy and the School of Dreams Education Foundation, along with routine superintendent and community schools reports and an opportunity for public comment. Changes to lease financing affect the school’s long-term capital costs and could influence classroom resources or local funding priorities.

Upcoming meetings this week include the Belen Historic Properties Review Board (Jan. 13), Belen Board of Education oath of office and closed executive session (Jan. 13), and several Jan. 15 meetings: Belen Animal Safety Committee, Valencia Soil and Water Conservation District Board, Valencia Arroyo Flood Control District Board and Los Lunas Village Council. The Soil and Water board’s agenda specifically ties to the county’s property tax bill issues, and the Arroyo Flood Control District plans a drawing to determine term lengths. The Los Lunas agenda highlights consideration of appointments for village administrator, police chief and fire chief, decisions that will shape local administration and public safety leadership.
