Two North Hills mixed-use projects break ground: 20-story Strand, Tributary Apartments
Kane Realty has broken ground on The Strand, a 20-story tower with 362 residences, and Tributary Apartments, a six-story building with 332 units in North Hills.

Kane Realty Corporation has broken ground on two major multifamily projects in Raleigh’s North Hills, moving forward a wave of development that will add 694 apartments and more than 15,000 square feet of street-level retail to the neighborhood. The Strand, a 20-story tower in the North Hills Park District, will contain 362 luxury residences and nearly 9,000 square feet of ground-level retail, while Tributary Apartments in the North Hills Innovation District will deliver 332 units and about 6,000 square feet of retail.
The Strand sits adjacent to the Advance Auto Parts Tower and is designed with a welcoming promenade, wide sidewalks for outdoor dining, a dedicated drop-off and ride-share area, and a retail-friendly parking deck. The project includes exclusive penthouse homes and promises unimpeded views of North Hills and Downtown Raleigh. Kane Realty announced the partner on the project is Mitsui Fudosan America, and the developer expects the first residents in summer 2027. Rob Reid, Managing Director of Residential at Kane Realty, said, “As Raleigh continues to grow, demand for high-quality housing remains strong––especially in North Hills. The Strand will provide a distinctive residential experience that blends modern luxury, top-tier amenities, and seamless connectivity to everything North Hills offers.” Kallie Walker, Director of Development at Kane Realty, added, “We are excited about The Strand and its impact on North Hills and the Raleigh market as the region continues to establish itself as a stronghold for growth and investment.”

Tributary Apartments is a six-story, creekside-oriented mid-rise on Hardimont Road at the corner of St. Albans Drive, positioned as a residential anchor for the North Hills Innovation District. The 332-unit building will include two courtyards, a digital content creation studio, a wellness center, and new greenway connections with pedestrian bridges and walkable trails. The design-build team lists Hickok Cole as architect, John Moriarty & Associates as general contractor, and McAdams as civil engineer. Kane Realty says construction on Tributary began in January and is expected to wrap up in spring 2028.
Kane Realty is expanding the NHID footprint, having acquired 28 acres and bringing Los Angeles-based McCourt Partners into the district as a development partner. The developer is coordinating with the City of Raleigh to integrate Tributary and future NHID phases into the city’s road and greenway network, including an extension of Hardimont Road, a new stoplight at St. Albans Drive, and an exit lane from Interstate 440 to Six Forks Road to ease traffic flow.
Retail activation in and near NHID is already underway: Hush Salon opened below Tower 5, and new food-and-drink concepts including Benchwarmers Bagels and Standard Beer + Food are slated to open in May. The new supply arrives as Raleigh City Council has cleared the way for taller buildings nearby by approving zoning that allows towers up to 37 stories near Six Forks and Lassiter Mill roads, signaling a policy environment supportive of higher-density development in Midtown Raleigh. With The Strand slated for residents in summer 2027 and Tributary set to open in spring 2028, Kane Realty plans this phase of North Hills to meet growing demand for urban living and expanded retail offerings.
