Toyota Financial Services has started moving 1,100 employees into The Offices at Southstone Yards in Frisco, a shift that will quickly show up in weekday lunch lines, parking demand and traffic around the new mass-timber building. The relocation gives Collin County another large office move with visible effects outside the building itself, from nearby retail corridors to apartment demand and the daily rhythm of Southstone Yards.

Crow Holdings Development said on Feb. 13, 2025, that Toyota Financial Services would occupy the seven-story building as the project’s anchor tenant. One lease result put the deal at 242,000 square feet, and Toyota’s newsroom described the move as an expansion of headquarters, signaling a deeper commitment rather than a simple office swap.

The move matters because the building is part of a larger 800,000-square-foot project set to open in 2027. That scale changes the equation for Frisco’s surrounding streets and businesses: 1,100 workers arriving in one place can fill coffee counters, lunch spots and after-work gathering places, while also increasing the need for parking and reinforcing the office market around Southstone Yards.

The building’s mass-timber design also sets it apart from a standard suburban office lease. Dallas Business Journal described the project’s mass timber construction and specialized training space as drawing strong reviews, a sign that the property is being marketed as part workplace, part showcase.
