Gary Schneidmiller took his first steps in real estate at 202 E. Sherman Ave. in downtown Coeur d'Alene. On February 27, his brokerage opened a 3,500-square-foot flagship office at that same address, completing what the firm called a full-circle return.

The new space, built out through a $2 million remodel at the west end of the Coeur d'Alene Resort Plaza, was designed by Miller Stauffer Architects PA and constructed by Young Construction Group of Idaho Inc., both local firms. The three-story office sits between The Coeur d'Alene Resort and Sherman Tower, a condo development currently under construction, with clear-glass windows framing views of Lake Coeur d'Alene and the surrounding mountains.

The grand opening drew an overflow crowd of local business and elected leaders. President and CEO Mark Johnson captured the occasion in his remarks: "The location we now occupy is an incredible testament to the legacy created by the Hagadones, and we are proud to be a part of it."

The expansion came through a formal partnership with the Hagadone Corporation, which owns The Coeur d'Alene Resort, the Resort Plaza Shops, and the surrounding plaza buildings. For Gary Schneidmiller, the relationship runs deeper than a lease: "We are grateful for our long-standing, close relationship with the Hagadone family. The Schneidmillers and Hagadones have enjoyed a wonderful friendship for generations."

The building has its own real estate lineage. Originally constructed by a real estate agent, it once housed a brokerage of which Gary Schneidmiller was a part before becoming part of the Hagadone complex. Schneidmiller described the grand opening atmosphere as one of "humble stewardship." Vice President and COO Robert Brickett framed the timing plainly: "There's a lot of focus on the downtown core right now. Which makes our investment into that location so important."

The office holds 28 agents focused on downtown, waterfront, and visitor-facing clients, with a main entrance on Sherman Avenue, a secondary entrance off Second Avenue connecting directly to the resort, and a mezzanine level. It becomes the firm's third location, joining its main and luxury division at 1924 Northwest Blvd. and its commercial division at 2000 Northwest Blvd.

Coldwell Banker Schneidmiller Realty has operated in the Inland Northwest for more than 50 years, employs roughly 157 agents and 12 administrative staff licensed across Idaho, Washington, and Montana, and ranks consistently in the top 1% of the global Coldwell Banker network. The firm operates as a non-compete brokerage, meaning leadership does not pursue listings in competition with its own agents.

Schneidmiller's ties to Kootenai County extend well beyond property sales. In 2016, he donated $1 million to Hospice of North Idaho, the largest gift in the organization's then-35-year history, in memory of his parents Mannie and Gladys Schneidmiller. The Hospice House was renamed in their honor. He also holds a board seat at JOBS Plus, the county's only economic development corporation.

The Schneidmiller family's North Idaho roots trace to farming, when relatives built their reputation advising neighbors on land sales and swaps. That lineage now has a new address in the city's commercial center, beside one of its most closely watched construction projects.
