Riverstone Mixed-Use Building to Bring New Restaurant by Summer
A 7,500-square-foot mixed-use building at 1570 W. Tilford Lane will include a leased restaurant slated to open by summer, adding dining options and foot traffic near Riverstone Park.

A new mixed-use commercial building at 1570 W. Tilford Lane, near the entrance to Riverstone Park, will bring at least one new restaurant to Coeur d'Alene by this summer, the developer says. The 7,500-square-foot project is being marketed by Spokane-based commercial real estate firm Daines Capital, and officials say the main restaurant space has already been leased although the tenant has not been disclosed.
Daines Capital described the site as well positioned for a food-and-beverage concept. "Situated just 1.9 miles from Downtown CDA and surrounded by major amenities, hotels, parks, and strong traffic corridors, this location provides excellent visibility and access for a growing concept in a high-demand area," the listing for the project reads on the Daines Capital website.
The building will sit near the Riverstone Park entrance and is expected to be completed by this summer, offering a new option for residents and visitors who frequent the Riverstone development. The announced timeline suggests construction will move through permitting and final fit-out stages in the coming months, with tenant signage and menu announcements likely to follow as leases are finalized.
This project arrives amid a broader wave of commercial activity across Kootenai County. Recent openings and expansions include Giuseppe's Pasta Posto Osteria in downtown Coeur d'Alene and the region's first Hyatt, Hyatt Place Coeur d'Alene / Post Falls. Local restaurant operators are also expanding: El Jefe's Grill is moving into Post Falls as Jefe's Tacos and Tequila. Other commercial work under way includes a Jiffy Stop in Rathdrum, Golden Rule Brake construction on N. Government Way, a Flying Pickle indoor pickleball facility in Post Falls, an AutoZone in Hayden, and a Habit Burger Grill replacing the former Pizza Hut on W. Appleway Ave.
For local residents, the Riverstone building will likely increase lunchtime and evening options and generate new service-industry jobs once the restaurant opens. Proximity to hotels and park amenities could broaden the restaurant's customer base beyond nearby neighborhoods, drawing visitors who stay in area lodgings or spend time at Riverstone Park. The concentration of projects along major corridors also raises practical considerations for parking, traffic flow, and municipal permitting as commercial density increases.
What comes next for the Riverstone site is public visibility of the tenant and final construction milestones. Expect to see lease signage and permit postings in the weeks ahead, with the developer aiming for a summer opening. For diners and neighbors in CDA, the project signals continued investment in Riverstone as a commercial hub and another option on the county's growing restaurant map.
