Beck is seeking 3-foot left and right side-yard setbacks instead of the 5 feet required for the proposed home and garage. That kind of variance can shape more than a building footprint. It can determine how close a new structure sits to neighboring property lines, and it can affect privacy, drainage, fire separation and the overall look and feel of a block.

The board will not be deciding a broad change to county policy. It will be weighing a site-specific exception under Arizona law, which allows a variance only when peculiar conditions create an unnecessary hardship and the general intent of the zoning ordinance is preserved. La Paz County’s variance checklist sets a similar bar, saying special circumstances must apply to the land, building or use of the subject property and not to other similar properties in the same zoning district.

That standard is what makes the hearing important for more than one Parker address. If the board grants relief at 827 Swan Dr., neighbors and other homeowners with unusually constrained lots could point to the decision when asking for similar treatment. But the county’s own rules suggest the request must stand on the parcel’s unique conditions, not on a general desire for a smaller setback.

The county posted the agenda on April 15, 2026, at or before 5:30 p.m., and the variance item appears after routine call-to-order, roll call, the pledge and approval of minutes. La Paz County also says public notices for variance applications are mailed to properties within 300 feet of the parcel, giving nearby owners a chance to weigh in before the board acts under the county’s 2012 zoning regulations.
