Bridge Tower Properties acquired a 14-acre Fate site to build 179 luxury townhomes at 1290 Memorial Parkway, with first move-ins targeted for early 2027.

Bridge Tower Properties has acquired a 14-acre parcel at 1290 Memorial Parkway in Fate to develop The Enclave at Fate Village, a 179-home luxury build-to-rent townhome community the company describes as one of the first large-scale projects of its kind in the Fate market.
The acquisition, announced March 17, covers what Bridge Tower designates as Phase 1 of 14 acres, language that suggests additional phases may follow, though the company has not disclosed plans beyond the initial parcel. Groundbreaking is slated for the coming weeks, with the first homes anticipated to be available for move-in in the first quarter of 2027.
The community will offer two- and three-bedroom townhomes ranging from 1,350 to 1,650 square feet. Each home will include open-concept living areas, modern finishes, stainless steel appliances, and integrated smart home technology. Two-car garages and private fenced backyards round out the unit package, a notably generous feature set for a rental product.
The Enclave at Fate Village is designed around a dedicated amenity center and what Bridge Tower calls "thoughtfully curated resident spaces," though the company has not yet specified what amenities the center will include.

Bridge Tower positioned the project squarely against Fate's rapid growth trajectory, describing the site as sitting in one of the Dallas-Fort Worth metroplex's most rapidly expanding suburbs. Fate and the surrounding Rockwall County area have seen sustained population growth in recent years, driving demand for housing options that sit between single-family ownership and traditional apartment living. The build-to-rent townhome model attempts to capture renters who want the square footage, privacy, and garage space of a house without a purchase commitment.
Key details not yet disclosed include rent pricing, lease terms, the project's general contractor and architect, a breakdown of two-bedroom versus three-bedroom unit counts, and the specific amenities planned for the community center. The total project cost and financing structure have also not been released.
