Lake Mary Developers Propose Mixed Use Piedmont Townpark Project

Eastwind Development LLC and Konover South unveiled plans this month for Piedmont Townpark, a mixed use commercial, retail and multifamily development on more than 18 acres just north of the Colonial Town Park offices and southwest of the I 4, SR 417 and SR 429 interchange. Developers proposed a grocery store, gym, restaurant and retail center close to International Parkway, with a block of multifamily housing and a parking garage toward the rear of the site.

At a Nov. 5 pre application meeting with the Seminole County Development Review Committee, Konover South representatives described the commercial portion as complementary to existing office space to the south, while Eastwind Development said it would oversee the multifamily block at the back of the property. The housing element is expected to include about 307 apartment units positioned behind the commercial frontage.

The proposal remains at an early stage. County public information officials said staff had not received a formal application as of mid December. When a formal filing arrives the project will require a Planned Development rezone to be approved by the Board of County Commissioners, plus approval of a Preliminary Subdivision Plan, an Engineered Site Plan and a Final Plat before construction could proceed.

Traffic emerged as an immediate concern for residents who attended a Nov. 18 committee meeting. Seminole County staff noted that a traffic impact study will be reviewed during site plan review to determine off site impacts and required improvements such as traffic signals, turn lanes and median access.
