Telluride, SMRHA Open Applications for Three Deed-Restricted Homes, Lottery April 24
Three deed-restricted homes in Telluride are up for lottery April 24; appointments to submit applications run noon March 20 through noon April 10.

Three deed-restricted homeownership units in Telluride are available through a lottery administered by the San Miguel Regional Housing Authority, with applications accepted by appointment through noon on Friday, April 10, 2026, and the drawing scheduled for 10:00 a.m. on Friday, April 24.
The Town of Telluride and SMRHA announced the lottery on March 12, identifying the three units as Silver Jack 202 and Silver Jack 205, both at 155 W Pacific Avenue, and Element 52 SW-102 at 398 S Davis Street. Application materials are posted at smrha.org/lottery and can also be picked up outside the SMRHA office at 820 Black Bear Road, Unit G-17.
The appointment-only submission window opened at noon on Friday, March 20. SMRHA has been clear that late or incomplete applications will not be accepted, and the authority does not maintain a waitlist for affordable housing units. Applicants should only submit the form when entering a publicly announced lottery for an available unit.
Eligibility follows the Telluride Affordable Housing Guidelines, which set minimums for employment, income, and residency, along with limits on property ownership and net worth. The application packet, currently the Rev. 11/2025 version of the Telluride Housing Authority Deed Restricted Purchase Application, directs applicants to review Sections 103 through 105 of the Guidelines before submitting. Those sections cover initial qualification, the application process, and continuing qualification. Tier-specific income limits are in Appendix A of the Guidelines. The qualification framework is built around Presence Required Employment, prioritizing households that make their living primarily through work requiring a physical presence in the Telluride area.

Anyone who moves forward should expect SMRHA to request supporting documents. The application packet states that SMRHA may ask for additional documentation related to proof of income, assets, and employment, and that the burden to provide those materials rests with the applicant. A deed restriction must also be executed prior to any sale or transfer of an affordable housing unit purchased through this process.
