Electrical Supplier Sues Over Unpaid Invoices at Mebane Hotel Project
Rexel USA sued for $165,293.93 in unpaid invoices at Mebane's LaQuinta Inn & Suites under construction along I-85/I-40, with a court hearing set for April 13.

A Texas-based electrical supplier filed suit in Alamance County Superior Court seeking $165,293.93 in unpaid invoices tied to the LaQuinta Inn & Suites under construction at 290 Lowes Boulevard in Mebane, adding legal pressure to a dual-branded hotel project that has already weathered years of delays.
Rexel USA named five defendants in the complaint: DPRBS Hospitality, the Iowa-based developer behind the project; Pel Construction, a North Carolina-licensed general contractor; subcontractors MSP Superior Services and Electrical Services, LLC; and the president of Electrical Services, LLC, who was named individually. DPRBS Hospitality is based in Scott County, Iowa, though it maintains an office in Guilford County.
Rexel alleged it supplied electrical materials and labor between March and April 2025 under a subcontract tied specifically to the LaQuinta portion of the build. Of the $165,293.93 claimed, $85,848.75 is attributed directly to labor and materials for that construction.
The 290 Lowes Boulevard site spans roughly seven acres at the I-85/I-40 interchange and received city approval in 2019 for phased development, including the dual-branded hotel and a mixed-use commercial building. The project pairs a Hawthorn Suites extended-stay property with a LaQuinta Inn & Suites inside a single building. A 2021 site plan revision increased the Hawthorn Suites room count to 103 while reducing parking allocations. Construction began in early 2023 but stalled during post-pandemic economic disruptions that squeezed commercial development timelines across the region.
A hearing is scheduled for April 13 in Alamance County Superior Court. If Rexel prevails, liens or judgments could complicate financing for the LaQuinta phase and potentially delay a project that Mebane has tracked for nearly seven years as a source of lodging capacity and jobs near its busiest interchange.
