Claremont is turning to a lead Realtor to push its commercial land more aggressively, a move that could shape how quickly some of the city’s most marketable parcels become taxable, job-producing properties. The Claremont Development Authority issued the procurement notice on April 28, and bids are due May 29, 2026, in a sealed envelope to City Hall.

The request goes well beyond a simple listing contract. The authority wants a broker experienced in commercial real estate sales to advertise and solicit buyers for city properties in Syd Clarke Park, Ashley’s Landing and River Road. Bidders are being asked to lay out company background, local marketing experience, networking reach beyond the immediate area, a detailed marketing plan, online presence and proposed commissions, showing that the city wants to compare strategy and reach as much as price.

That focus points to a broader economic-development push. The city says the Claremont Development Authority’s mission is to acquire, develop, expand, lease or sell commercial property to expand job opportunities and the city tax base. The city’s planning and development office serves as the point of contact for CDA properties, and the current-property page specifically lists land for sale in Syd Clarke Park and Ashley’s Landing.

The properties themselves carry advantages that matter to industrial and commercial users. The city says many of the lots in Syd Clarke Park already have streets and utilities in place, and some parcels have railroad access. The procurement materials also say declarations of covenants for the Syd Clarke Drive and Ashley’s Landing parcels will be provided to the selected real estate agent, a sign that the broker will need to explain not just location but the legal framework that comes with each site.

Ashley’s Landing is one of the city’s clearest development assets. Claremont describes it as a six-lot commercial subdivision along the Connecticut River on Route 12A, minutes from I-91. The site includes utilities such as water, sewer, telephone, fiber optics and 3-phase power, and the city says several smaller lots, plus a large lot and barn with rail service, are available there.

The timing also matters. The CDA’s marketing push comes as the authority has been under financial strain tied to delinquent payments from the Claremont Creative Center, a situation that has raised the possibility of a city bailout. Against that backdrop, hiring a Realtor with broader reach looks less like routine procurement and more like an effort to convert recognized city-owned land into real development momentum before another season passes with those assets underused.
