Clever Tiny Homes has put a $139,995 starting price on what it says is its highest-spec one-bedroom tiny home yet, and the number is doing a lot of the talking. The Clever 1 Lux packs 385 square feet of elevated comfort into a 38-foot-long, 12-foot-wide frame, with a 10.5-foot height and a design built for full-time living.

The pitch is not about bare-bones efficiency. Clever centers the model on a 10' x 6' panoramic window, a master bedroom that fits a queen or king bed, and a bathroom with a full soaking tub, double vanity, and separate toilet. That combination gives the Clever 1 Lux a very different feel from the stripped-down tiny homes that built the category. This one is being sold as a compact home that aims for the mood of a boutique suite, not a starter box on wheels.

The price also places the 1 Lux in an important spot within the broader tiny-house market. Clever says professionally built tiny homes on wheels typically run from $80,000 to $130,000, while its standard Clever 1 starts at $129,995. At the same time, the company’s lineup includes the Clever S at $79,995 and the Clever 1 Lite at $84,995, which makes the Lux look less like a novelty and more like the upper edge of a product ladder. Clever also says most luxury tiny homes cost $150,000 to $250,000, so the 1 Lux lands above the mainstream professionally built range without fully crossing into the highest luxury band the company itself describes.

That positioning matters because Clever is not presenting this as a one-off showpiece. The company says it operates an 85,000-square-foot factory in Ensenada, Baja California, Mexico, ships finished homes from San Diego, and builds more than 130 tiny homes a year. It also says it offers financing and delivers to all 50 states, which puts the 1 Lux in the realm of an actual national product, not just a designer concept. Clever says US Tiny Loans is licensed in 48 states and that 21st Mortgage is also available as a financing option in some areas.

What emerges is a clearer picture of where the tiny-house market is heading. The Clever 1 Lux is not trying to win on minimalism; it is trying to prove that a tiny home can carry premium finishes, a real bedroom, and a dramatic panoramic window without giving up full-time livability. If that formula keeps catching on, luxury tiny is no longer a side note in the category. It is becoming one of its defining price points.
