FS8 set for late June opening in south McKinney studio

FS8 is down to the last stretch of build-out in south McKinney, where owner and head trainer Summer Woodward said contractors are finishing the space and staff are aiming for a grand opening before the end of June. The studio is going in at 7560 SH 121, Suite 300, putting a new boutique fitness option right along one of McKinney’s busiest growth corridors.

The opening marks a shift from the earlier timeline. Back in February, the studio was expected to open in mid-April, but the project has moved into late June as the brand works through construction and launch details. For a yoga and Pilates crowd watching the local studio scene, the bigger story is not just the delay. It is the kind of workout FS8 is bringing with it.

FS8 does not operate like a standard yoga studio. The brand describes itself as a first-of-its-kind fitness experience that blends Pilates, Tone and yoga into one seamless, science-backed workout, with more than 100 studios worldwide. That hybrid setup is the point. Instead of centering a room around mat-only classes or a traditional flow schedule, FS8 is selling low-impact training that aims to mix strength, mobility and recovery in one format.

The accessibility pitch is part of the appeal. FS8 says its classes are designed for all fitness levels, and first-timers are welcome, even if they have never used a reformer or stepped into a yoga class before. That matters in a market like McKinney, where boutique studios are competing for both experienced practitioners and newcomers who want something more structured than a drop-in vinyasa class.

The location also fits the larger suburban growth story. The U.S. Census Bureau estimates McKinney’s population at 236,001 as of July 1, 2025, up from 195,308 in the 2020 Census, and the city’s median household income is $124,177. Allen and McKinney also launched the 121 North corridor branding effort in May to promote economic growth along SH 121, which puts FS8 squarely in a retail strip that city leaders want to keep filling.

For south McKinney, the late-June opening is more than another storefront coming online. It is a sign that the hybrid fitness model is still expanding, and that the yoga audience here is being asked to make room for a studio where Pilates, Tone and yoga share the same floor.
