Anchor Health Properties Acquires 37,729-Square-Foot Medical Building in Cumming

Anchor Health Properties closed on a fully occupied, two-story, 37,729-square-foot Class A medical outpatient building at 101 Greenfield Drive in Cumming, the company announced March 13, expanding what is becoming one of Forsyth County's most concentrated outpatient campuses.

The building, completed in 2023, was originally developed by a physician consortium led by Drs. Beach and Kakkar of Heart & Vascular Care Atlanta. Its proximity to Northside Hospital Forsyth and the deliberate mix of complementary specialties drew additional physician groups from the start, producing what sources describe as "a highly collaborative outpatient environment." The asset is now 100% occupied and was acquired through a joint venture with an institutional equity partner whose identity has not been disclosed.

The acquisition matters less as a standalone deal than as a building block. Anchor already owns and manages the adjacent 92,000-square-foot Forsyth Physician Center, and the two properties together form a multi-specialty outpatient campus the company intends to keep growing. A 50,000-square-foot Phase II medical outpatient building is planned for the site, with a groundbreaking scheduled for May 2026. That project will be master leased by one of the largest health systems in Georgia, though Anchor has not named the system.

The Cumming transaction deepens a Georgia footprint that Anchor has been assembling for years. The company's owned and managed portfolio in the greater Atlanta area now exceeds one million square feet. In May 2022, Anchor closed on a 35,497-square-foot outpatient building at 73 Prestige Lane in Dawsonville through a joint venture with Harrison Street, with tenants including Northside Hospital System, Heart & Vascular Care, Cleaver Medical Group, and Digestive Care Physicians. At the time, Chief Investment Officer and Managing Partner James Schmid described the strategy as pursuing assets with "synergies with the surrounding hospital and outpatient campus" as the company scaled across Georgia under the direction of Atlanta-area partner Mervyn Alphonso.

The Phase II groundbreaking, if it proceeds on schedule in May, would put three connected phases of Anchor-controlled medical space on a single Forsyth campus within roughly three years of the original building's delivery.
