Cumming population grows faster than nearby cities, census shows
Cumming’s population jumped 38.9% since 2020, a surge that is already tightening housing, schools and roads across Forsyth County.

Cumming’s rapid climb is already changing daily life in Forsyth County, where more residents mean more pressure on housing, schools, roads and public services. The city’s growth is part of a countywide boom that is reshaping how quickly neighborhoods fill and how fast local infrastructure has to catch up.
The U.S. Census Bureau estimated Cumming’s population at 10,175 on July 1, 2024, up from 7,318 in the 2020 census, a gain of 38.9%. That pace far outstripped Forsyth County’s overall growth, which the Census Bureau put at 280,096 residents on July 1, 2024, up 11.5% from 251,283 in 2020. More recent Census Bureau QuickFacts put the county at 282,805, underscoring that the surge has not slowed.
The contrast with nearby cities is stark. Buford was estimated at 18,642 in 2024, up 8.9% from 17,144 in 2020. Cumming’s rise is still far steeper, and it comes as neighboring places such as Alpharetta and Dawsonville continue to absorb growth across north metro Atlanta. For Forsyth residents, the question is less about the headline number than the day-to-day effect: fuller roads, tighter housing supply and more strain on services that were built for a smaller population.

The census profile also shows the kind of change that often follows fast growth. Cumming has a comparatively high share of Hispanic or Latino residents, foreign-born residents and both renters and owner-occupiers, signaling a city that is changing not just in size but in household makeup and housing demand. Those shifts matter for apartment construction, home prices, school enrollment and the demand for language access and other local services.

Forsyth County has been growing quickly for more than a decade. The Atlanta Regional Commission said the county grew 43% from 2010 to 2020, the fastest rate in metro Atlanta during that period. A separate WSB-TV report said Forsyth added about 6,700 residents over the prior year and topped 282,000 residents, a level that leaves little doubt the pressure on roads, classrooms and public infrastructure is continuing to build.
