Goochland County launches Monthly Property Transfer Notification to combat deed fraud

Goochland County launched the Monthly Property Transfer Notification inside its updated Parcel Viewer to give property owners a clearer line of sight into recorded activity and possible deed fraud. The system was announced Feb. 4, 2026 and was developed and spearheaded by Amanda Adams, Clerk of the Circuit Court and the Clerk’s Office.

“We are excited to introduce the Monthly Property Transfer Notification system to the citizens and will continue to look for new ways to focus on bringing awareness of deed fraud to the community,” said Amanda Adams, Clerk of the Circuit Court. “The Monthly Property Transfer Notification system will be a great resource for the citizens of Goochland County, allowing them the ability to monitor prior monthly property transfers in an effort to subsequently determine any possible deed fraud."

The county said the tool allows property owners to view any action taken against their property. “Once a title claim is recorded, it is entered into the Parcel Viewer within approximately 14 days through a coordinated process involving the Records Office and the Assessor’s Office.” The county also noted that “a monthly report will also be available to notify registered users of recorded activity.”

Residents who want to use the system must create an account on the county website; the site navigation encourages users with the prompt “Create a Website Account - Manage notification subscriptions, save form progress and more.” Property owners are encouraged to sign up for an account to regularly review their property records by visiting the county’s Monthly Property Transfer page. Those who prefer in-person help can view records at the Goochland Circuit Court Clerk’s Records Room located at 2938 River Road West, Building B, or call the Clerk’s Office at 804-556-5353 for more information.

The tool centralizes recent transfers and title claims so homeowners, landowners and local real estate professionals can spot unexpected entries sooner rather than later. The roughly 14-day entry window means a recorded title claim should appear in the Parcel Viewer within about two weeks of recording, giving property owners a predictable cadence to check for changes. Registered users will receive a monthly report summarizing recorded activity linked to their parcels.

The new records system is “now live and ready for use by the community.” For Goochland residents, the practical next step is to create a website account, register parcel information in the Parcel Viewer and review monthly reports. That daily maintenance of property records can help prevent the kind of paperwork surprises that impose legal headaches and financial risk for homeowners.
